The main monthly meetings consist of four key elements, each of which provide the benefit of helping real estate investors and entrepreneurs overcome fears, improve themselves and learn relevant information to take action in order to achieve financial independence. 

 

Say It In Sixty © — 9:45 am

Say It In 60 sm MeetingsOut trademarked speed-networking session, Say It In Sixty, has become one of the main reasons our R.E.I. Association  is so valuable. The Say It In Sixty session is where our members and vendors have an opportunity to deliver an effective self-promotion commercial in 60 seconds (go over 60 and bad, loud things happen ; )

The purpose of the voluntary  Say It In Sixty  mini-presentation is for you to promote your deals and
services, say what you’re looking for, like a painter or tri-plex, or anything else as long as:

  1. it is beneficial to the membership, and,
  2. you ‘Say It In Sixty’ ©

 

Think about it, where else can you get in front of a room full of ambitious entrepreneurs such as landlords, Realtors, wholesalers, property managers, loan officers, and those just starting out. We all join together to network, make money, get education and hear what’s new- that includes to HEAR from YOU.

  • Pass around business cards to get your name out
  • Promote your real estate related product or service
  • Tell about a new or reduced listing that’s a great bargain (the term “investor special” derives from R.E.I. Association© meetings)
  • Hand out a flyer of the deal you want to flip or a rental available
  • Pass around an opt-in form to collect names and numbers to build your buyers list
  • Give away a CD with information about your company and why real estate professionals should use you.

You can tap the mastermind group to overcome key frustrations and provide answers to members burning questions so you can take confident action in the direction of your goals- even if you didn’t think you could take when you arrived a few hours before.

 

Relationship Building — 12:00 pm

This is where the formal meeting ends and the real relationship building begins. Members often stick around talking and exchanging numbers and ideas. Or meet as a sub-group at your favorite coffee shop or for lunch.  Networking with others is the fastest way to accelerate your success.

We welcome newcomers and seasoned pros alike, as well as product and service providers to the industry. If you are just thinking about investing, come and talk to others who are doing it.

The Comfort Zone is the Failure Zone
Before I attended my first meeting I wasn’t sure what to expect, but the club has been a great experience. Being new to real estate investing I am trying to learn as much as possible: the REI Association has been a valuable asset. Some meetings can push me a little out of my comfort zone because it can be a little overwhelming at times with all of the new information I am trying to take in. But The comfort zone is the failure zone.

Calculating Your R.O.I. on Flip Houses & Buy-n-Hold Rental Property

So how do you calculate your real estate investments R.O.I.? How is the best way to figure if a deal is a deal?

You real estate return on investment (ROI) is a simple way to determine whether your real estate investment will yield you your profit criteria.

CRITERIA GUIDELINES:
If you are investing in real estate in your S-IRA you should aim to at least triple the S&P 500 Index (most full time investors do far more than that).

If you are investing outside your IRA you should double your net-worth every year. But how do you know what your numbers are if you can’t figure your Return On Investment?

Return on investment is an accounting term that indicates the percentage of invested money returned to an investor after the deduction of associated costs. For the non-accountant, this may sound confusing, but the formula is simply stated as described in detail during the hour long lesson into successful real estate investing.

Once you have your ROI on your buy-n-olds you can compare them to each other. This will allow you to see where the dogs are. Then you can go about trimming the fat: sell the under-performing property while keeping the best. This is one of the keys to getting wealthy over a shorter period of time. This is Warren Buffett’s Secret Deal Recipe that has made him very wealthy; the same can work for you.

Getting the accurate value of your rental property takes a bit effort to determine but the value typically won’t change often so you don’t have to do this calculation more than once per year. And as you can see, its great way to check if your rents are in-line with the market or if your investment is returning a good enough profit.

The Bottom Line
Calculating your ROI on real estate deals can be simple and complex depending on how many variables you include. But that is no reason for not doing it. Like Jeff advises, the more you do the better you get.

How to Get Private Money
